The monthly fee

Start Lower.
Stay Aligned.

A property management company in Miami should earn its fee by collecting your rent and looking after the asset behind it. Our monthly management fee starts at 3% of rent collected. Not rent scheduled. Not rent that never arrives.

That puts our starting rate below the average starting fee in iPropertyManagement’s Miami study. Leasing and repair coordination are priced separately, and each is explained below.

Full Management starts from 3.0% of rent collected for experienced investment oversight with old school respect. The published range is 3% to 10% of rent collected. Your unit count and average rent set the published matrix rate, and it is written into your agreement. Published pricing covers annual rentals only. Short and mid term rentals are priced case by case; call or text (305) 403-9226. Call or text us to confirm the rate for your property.

Leasing with purpose

A Signed Lease.
Not Just a Listing.

On Full Management, the leasing fee is half a month of rent per signed lease. It pays for the work that turns an available property into an occupied one: setting the asking rent, professional photos, rental syndication to Zillow and Apartments.com, showings, screening and the lease itself.

Our Leasing Only plan is 1 month of rent. It suits owners who want us to find and place the tenant, then take over daily management themselves. Both plans include CRS tenant screening under a written fair housing policy. The difference is who runs the property after the lease is signed.

The monthly rate cannot tell you whether a manager can actually lease your home. The photos must get a response. The showing has to happen. Someone needs to answer the prospect’s questions and move a qualified applicant through the process. Joseph describes the work behind that result:

Leasing speed is driven mostly by first getting the attention of the prospect, where that is an amazing lead photo, aggressive asking rental rate, or something unique included to grab the attention for them to reach out. Then we execute polished sales approaches to build rapport with the prospect immediately, make sure to understand what they are looking for, and if reasonable, we find a way to make the deal work so that it's a win/win for both the tenant and owner. This is the magic of our leasing effort and Erin is excellent at it.

The next lease

Keep the Tenant.
Keep the Income.

A tenant who stays is a result worth earning. They already know the property. You avoid an empty unit, another round of showings and the work of starting the relationship again. We want the next signed lease to come from a tenant you are glad to keep.

Good daily management supports that outcome. A tenant who gets a repair handled and a straight answer has a reason to stay. When it is time to discuss the next lease, the conversation starts with an existing relationship, not an unanswered maintenance request. We can discuss the rent and the next term while keeping the owner’s income in view.

We work to give good tenants a reason to stay. Every fee is stated up front in our published pricing.

Maintenance with oversight

Pay for the Repair.
See the Work.

Full Management carries 9% overhead on vendor costs. That covers the work around the repair: taking the report, gathering 3 or more vendor quotes, negotiating the price down, arranging the vendor, following the job and keeping its documentation together. On average, that negotiation brings the price about 30% below the average of the initial quotes. The original vendor invoice sits in your owner portal next to the charge. The 9% pays for that effort, to support your investment, with no guaranteed saving on an individual repair.

For homes and condos, you approve repairs over $500. Before and after photos document the work. You should be able to see what the vendor found, what was done and what you paid, without chasing someone for the paperwork.

For context, Florida Estate’s management cost guide lists typical vendor invoice markups of 10% to 20%. Our Full Management overhead sits below that published range. It is a coordination charge, not a substitute for choosing a competent vendor or checking the job.

Harold Washington, our Head of Maintenance, puts vendor selection in practical terms:

Finding a great vendor starts with how professional they are during the initial quoting conversation, how well they understand the situation and the ultimate goal to repair the problem efficiently so they stay in the rotation of vendors. When we identify a vendor that violates our trust in one way or another, they get booted out. We have dropped about 85% of vendors and are left with just the cream of the crop for all our partners' (owners, tenants, and us) benefit.

The operating work

The Details Belong
in Your Portal.

Full Management includes move in and move out inspections, with dated photos in your portal. Those records establish the property’s condition at the points when responsibility changes. The inspection record belongs alongside the lease and the repair history, where it can be found when a question comes up.

The annual budget, 1099 and separate trust accounts are also part of Full Management. The budget gives the owner a plan to work from. The statement records the actual activity. A vendor invoice should connect to a charge, and that charge should connect to a documented job.

We do not charge a setup fee or a vacancy fee. Bringing a property into management is not a separate charge, and an empty unit does not generate a monthly vacancy charge. Our management income follows collected rent. That is a more useful arrangement for an owner than paying a manager simply because the property remains on the books.

The services page explains the operating responsibilities in more detail. The agreement sets out the fee events: rent collected, a lease signed and repair work coordinated. Those are specific things you can recognize in the property’s records.

Miami Dade and Broward

Same Accountability.
Different Buildings.

In Brickell and Downtown Miami, a signed lease may still need association approval before the tenant can move in. We prepare the association application packet as part of the leasing work. The move depends on the building’s approval process as well as the lease, so those dates need to be considered together.

A condo in Miami Beach or Aventura deserves that same attention to building requirements. Getting the tenant approved and ready to move is part of the placement, not something to discover after you have agreed on a start date. Building access and the association’s process matter to repair coordination too.

A home in Coral Gables puts more of the exterior directly under the owner’s control. A roof or an exterior repair needs a clear scope, an appropriate vendor and your approval at the agreed threshold. In Fort Lauderdale, we bring the same invoice visibility and approval process across the county line.

The useful distinction is the work the property requires. A tower’s association packet and a home’s exterior repair are different tasks. Both need someone accountable for moving them forward and recording the result. That is what the fee should buy, wherever the rental sits.

Your agreement

Protection Without
Locking You In.

Full Management includes our Eviction Protection guarantee. If a tenant we place is evicted, we cover the eviction filing costs.

If we did not place the tenant, the owner pays eviction costs. We work with our eviction attorneys and keep you informed.

There is no termination clause. You can leave anytime, with no termination fee or notice period. Our fees are tied to events rather than an exit charge: collecting rent, securing a signed lease and coordinating the work the property needs.

That puts the relationship on a straightforward footing. We have to keep giving you a reason to stay. The rate matters, but so does being able to see the work behind it, ask about an invoice and get a clear answer from the people responsible for your rental.

The agreement, explained

A Few Things
Owners Ask.

The terms should be clear before the first rent payment.

What does Winvest Management charge?

Our plans separate monthly management, leasing and repair coordination. The pricing section above sets out the rates, and your agreement specifies the rate for your property.

Is the management fee charged when rent is unpaid?

No. Winvest charges its monthly management fee on rent collected, not rent due. If the tenant does not pay, there is no management fee on that unpaid rent.

Who approves repairs and pays eviction costs?

You approve repairs over $500 for homes and condos. Eviction Protection covers filing costs for tenants we place; otherwise, the owner pays.
